Why west Ahmedabad keeps rising: Sola, Science City Road and the S.G. Highway belt

Twenty years ago Science City Road was the edge of town. Today it is one of the most asked-about addresses in the city. A look at what drew families and offices west, and what will decide which neighbourhoods keep their value.

By NB Journal

Science City Road was once the edge of town. NB has been building in Ahmedabad since 1946, long enough to remember when the city’s centre of gravity sat firmly east of the Sabarmati. Over the last three decades it has moved west, steadily and then quickly, and the corridor between Sola, Science City Road and the S.G. Highway is where it has landed.

How Science City Road and the west happened

Three things pulled the city west, more or less in this order.

  1. The highway. The Sarkhej-Gandhinagar Highway turned a stretch of farmland into the city’s main spine for offices, hospitals and showrooms, and the Sardar Patel Ring Road gave it a fast connection to everywhere else.
  2. The institutions. The Gujarat High Court, Gujarat Science City, hospitals and a string of schools and colleges gave the area reasons to be busy during the day, not just at night.
  3. The work. Offices along the highway, and then GIFT City to the north, put jobs within a short drive of the new homes.

What buyers ask us for now

A decade ago buyers in the west asked about distance from the highway. Today they ask about distance from the noise of it. The priorities we hear most at NB House, in roughly this order:

  • A quiet internal road, with the highway ten minutes away rather than outside the window.
  • A school run under fifteen minutes.
  • Larger homes: 4BHK and 5BHK enquiries have grown faster than any other size.
  • Open space inside the project, because the neighbourhood itself is now dense.

The metro and what comes next

The Ahmedabad Metro’s east-west line and its extension towards Gandhinagar and GIFT City change the calculation for households with one car, or with parents who no longer drive. Homes within an easy walk or short ride of a station have historically held their value well in every Indian city that has built a metro, and there is no reason Ahmedabad will be different.

Science City Road in 2030

Nobody can promise where prices go next, and we will not try. What is visible is the direction of the work around Science City Road: more offices along the highway, the metro reaching further north, and schools and hospitals still opening in the belt. Each of these brings more families looking for a quieter street close to all of it, and that steady demand is what has carried the west for thirty years.

What will keep value

Not every tower in the west will age equally. From three generations of watching neighbourhoods rise, the things that hold value longest are unglamorous:

  • Build quality you can inspect, not just finishes you can see.
  • A developer that stays. Maintenance and the resident association in year ten matter more than the launch event.
  • Planning that respects the climate. Homes designed for Ahmedabad’s summers stay comfortable, and cheaper to run, for decades.

Living near Science City: what to weigh

For families choosing between addresses in the west, the trade-offs are usually the same handful, and they are worth writing down before the first site visit:

  • Commute against calm. Homes on the highway save minutes and cost sleep. One or two turns inside, the balance usually tips.
  • Today’s view against tomorrow’s. Open plots next door rarely stay open. Ask what the neighbouring land is zoned for.
  • Amenities inside against amenities nearby. Science City, Oxygen Park and the Sola temples are minutes away; a project need not duplicate them all.

Coming up at Science Park. NB’s next tower, NB Legacy Tower, is a 22-storey residence at Science Park, with 4BHK simplex and 5BHK duplex homes. Register your interest with the sales desk for early plans.
