Key considerations
Sources of return
Real estate returns come from two broad sources. Neither is guaranteed.
Gross rental yield is the year’s rent as a percentage of what you paid for the property. Net rental yield first deducts the costs of owning it, such as maintenance, property tax, insurance, letting costs and months without a tenant.
Net yield is the more useful figure, and it is always lower than gross.
The change in the property’s market value over time. Future price movement depends on location, demand, timing, construction quality, new supply and broader market conditions, and values can fall as well as rise.
We do not forecast appreciation.
| Total cost of the property | ₹1,00,00,000 |
|---|---|
| Monthly rent | ₹30,000 |
| Annual rent (12 months) | ₹3,60,000 |
| Gross rental yield (₹3,60,000 ÷ ₹1,00,00,000) | 3.6% |
| Less: maintenance, property tax, insurance and one empty month | − ₹75,000 |
| Net annual rent | ₹2,85,000 |
| Net rental yield (₹2,85,000 ÷ ₹1,00,00,000) | 2.85% |
All figures are hypothetical, chosen only to show the arithmetic. They are not NB data, a market average, a projection or a promise. Actual rent, costs and vacancy vary by property and over time, and income tax on rent is not included.
Risk and reality
Real estate is not a guaranteed-return or instantly liquid investment. Knowing the risks is part of investing well.
Construction or possession can take longer than planned. The RERA registration records the declared completion date.
Rental income can vary, and periods without a tenant are possible.
Resale can take time, and market value can go down as well as up.
Policy, tax, financing and regulatory conditions can change while you hold the property.
Property cannot usually be sold quickly. Short-term liquidity should not be assumed.
Due diligence
Ask for any of these. Where a document cannot be shared, we will tell you where the answer comes from.
The project’s registration and its public record on the Gujarat RERA portal.

Government charges paid when the sale deed or agreement is registered.
How long you intend to own the property before selling. It affects tax and the realistic return.
